www.MapMyIndia.com is an excellent website to search a locality in New Delhi. Even blocks and sub-blocks of a locality can be easily searched. It has some additional features like hotel, restaurant serach. It is particularly useful for expats coming to India, can be helpful in choosing an accomodation.

Lease Terms

In general, the lease terms for a residential or commercial property are -
1. Security deposit - 3 months' rent
2. Advance - 1 month's rent
3. Vacation notice - 1 month (for both the lessor and the lessee)
4. Lock-in-period (if any) - 1 year
5. Lease duration - 11 months to 5 years

These are general conditions, and may differ from case to case. Also, the lease deed is either Notarised or Registered in court. In case of a registered lease deed, the registration charges are equally shared by both the lessor and the lessee.
